Hotels Asset Management Associate
Details – Hospitality, Sports, Leisure is the platform responsible for managing the Hospitality, Sports, and Leisure areas of Arrow Global in Portugal. It oversees the management of major hotel units located in Vilamoura, Carvoeiro, Lagos, Albufeira, Aroeira, and Madeira, as well as golf courses and equestrian centers.
The Hotels Asset Management Associate will be responsible for overseeing and optimizing the performance of a portfolio of hotel assets. This includes conducting comprehensive financial analyses, developing strategic initiatives to enhance profitability, and ensuring alignment with overall business objectives.
Key Responsibilities
- Assist in the maintenance of detailed financial models for individual hotel assets and the consolidated portfolio (including P&L, cash flow, IRR and sensitivity analysis).
- Analyze operating performance and forecast scenarios for existing assets, identifying gaps or opportunities to improve operational and financial outcome that ultimately support strategic and tactical
- making - Evaluate returns of proposed capital investments, renovations, repositionings or lease restructurings.
- Support regular performance reviews of owned and managed assets, working closely with operations, finance and commercial teams.
- Track and benchmark key KPIs (e. g. ADR, GOP,
- through, TRev
POR) against budget and comp set. - Identify underperforming assets and contribute to strategic recovery plans.
- Assist in the preparation of annual asset plans, owner reports, and
- term
- enhancement strategies. - Collaborate with operations, marketing, sales and revenue management teams to understand commercial levers and operational constraints
- Analyze performance by business unit (rooms, F&B, wellness, golf, etc. ) to identify revenue or margin improvement areas
- Propose
- backed initiatives to enhance rentability, guest experience and cost efficiency - Help shape KPIs and reporting tools that provide transparency and accountability for performance delivery
- Contribute to feasibility studies, market analysis and competitive benchmarking
- Conduct research and analysis on macroeconomic, regulatory and industry trends impacting portfolio performance
- Assist in the development of presentations and reports for senior executives and board meetings, summarizing key insights and strategies
Key Qualifications
- Bachelor’s degree in Finance, Economics, Business, Hospitality Management, or a related field. Master’s degree is a plus
- Minimum 2 years of experience in consulting, private equity or investment banking, preferably with exposure to hospitality or real estate.
- Strong financial modeling skills; highly proficient in Excel and experience with advanced financial tools and techniques.
- Strong understanding of hotel P&L dynamics, operational KPIs and real estate fundamentals.
- Excellent quantitative and qualitative analytical skills, with the ability to synthesize large datasets into actionable insights.
- Ability to communicate findings and recommendations clearly through presentations, dashboards and reports.
- Advanced proficiency in Power
Point and Excel. Experience with Power BI and AI tools/softwares is a plus.
