JUNIOR PROPERTY MANAGER
Junior Property Manager in our Lisbon office.
Key Responsibilities:
- Site Visits: Conduct regular visits to buildings to assess conditions, identify maintenance needs, and monitor ongoing works.
- Leasing Support: Assist in the leasing process, including showing properties to potential tenants, conducting tenant screenings, negotiating lease terms, and preparing all documentation related to lease agreements.
- Commercial & Supplier Management:
- Request quotations from suppliers for maintenance, repairs, and services.
- Compare proposals and present recommendations for approval by management or owners.
- Coordinate and supervise contracted works to ensure quality and timely completion.
- Documentation & Records:
- Review and maintain accurate
- related documents, including leases, contracts, maintenance logs, invoices, and communications with tenants and owners. - Analyze documentation to ensure compliance with regulations and internal policies.

- Assist tenants and owners with inquiries, general meetings, and
- up actions. - Support smooth communication between residents, contractors, and management.
- Operational Coordination: Supervise service providers and contractors
- site. - Ensure projects and maintenance tasks are completed according to specifications and deadlines.

- Prepare meeting agendas and documentation.
- Coordinate notices and invitations.
- Support residents during meetings with explanations, clarifications, and

- Insurance & Risk Management:
- Request insurance quotations for the building or common areas.
- Compare proposals from different insurers to ensure adequate coverage at competitive rates.
- Present recommendations to owners or the management committee for approval.
- Coordinate the renewal and updating of insurance policies as needed.
- Open insurance claims for incidents affecting the property or residents.
- Follow up on claims, coordinating with insurance companies, contractors, and residents to ensure proper handling.
- Financial & Administrative Support:
- Work closely with Finance to track expenses, manage budgets, and ensure accurate reporting.
Profile requirements
- A highly organized and proactive property management professional capable of multitasking across multiple projects and responsibilities within condominium and residential property operations. Skilled in leasing, tenant and owner support, supplier management, insurance coordination, and documentation preparation. Fluent in English and experienced in supervising
- site works while ensuring compliance with internal policies, regulatory requirements, and budget constraints. - Key Skills:
- Ability to manage multiple tasks and priorities simultaneously without compromising quality.
- Strong commercial acumen for supplier negotiations, cost optimization, and service coordination.
- Tenant and owner liaison, providing support during leasing, meetings, and operational matters.
- Documentation management, including lease agreements, contracts, maintenance logs, and reports.
- Insurance management, including quotations, policy renewal, and claims
- up. - On-site supervision of maintenance works and service providers.
- Excellent communication skills for interaction with tenants, owners, contractors, and management teams.
- Fluent in English (mandatory).
