Maintenance Supervisor
Collaborate in the implementation of the Integrated Maintenance and Operations Management System, ensuring the daily execution of maintenance, safety, and technical services across each unit. This role is responsible for guaranteeing legal compliance, the comprehensive recording of all activities in the CMMS (Computerized Maintenance Management System), and a quick and effective response to occurrences, in alignment with the PDCA cycle (Plan, Do, Check, Act).
Reporting Structure & Context
Reports to the Contracts Manager, coordinating internal technicians and external service providers
- site (maintenance, security, energy, construction/improvements).
Utilizes the CMMS as the central management core, ensuring the accurate recording of Work Orders (WOs), checklists, evidence, legal deadlines, contracts, and performance indicators (KPIs).
Collaborates on the initial inventory and implementation of the CMMS system.
Key Responsibilities
- A. Daily Operations and Routines
- Execute and supervise technical rounds and checklists (opening/closing, Fire Safety, HVAC, IEQ, energy).
- Prioritize interventions, allocate resources, and distribute tasks per shift/team.
- B. CMMS & Documentation
- Responsible for compliance with the PMP (Preventive Maintenance Plan).
- Open, analyze, and close Work Orders (WOs) with logged photos, measurements, and consumption data.
- Fulfill preventive and legal maintenance plans, ensuring the accurate recording of costs and hours.
- Provide input for monthly reports (status, incidents, compliance).
- Monitor mandatory inspections (SCIE - Fire Safety, IEQ - Indoor Environmental Quality, elevators, electrical systems, gas, pressure) and drills, ensuring deadlines are met and complete documentation is available.
- Knowledge of Self-Protection Measures (MAP).
- D. Vendors & Contracts (On-Site)
- Supervise service provider interventions, validating the quality and compliance of work before closing the Work Orders.
- E. Energy & Sustainability
- Record consumption data (energy, water, gas), identify variances, and support efficiency measures.
- F. Quality & Continuous Improvement
- Participate in internal audits, analyze
- conformities, and propose improvements within the PDCA cycle. - Monitor and ensure compliance with defined KPIs.

Requirements
- Education: 12th grade technical level (CET) or a Degree in a technical area (Electromechanical, Electrical, Mechanical Engineering) is highly valued.
- Experience: ≥ 5 years in building maintenance/operations (retail, hospitality, shopping centers).
- Tools: Experience using a CMMS and proficiency in Excel/Power
Point for reporting. - Technical Knowledge: Solid knowledge in Fire Safety Systems (SCIE), IEQ, HACCP, Legionella control, Energy Certification (SCE/ADENE), Low Voltage Electrical Installations (RTIEBT), Occupational Safety, Safety in scaffolding and working at height.
- Competencies: Shift organization, effective communication with retail stores/operators, conflict management, capacity for
- making in critical situations. - Availability: Must work on a rotation schedule, including weekends and holidays, according to the defined calendar; available for travel between multiple sites.
- Soft Skills: Flexibility, team spirit and mutual assistance, Resilience, easy communication. Knowledge of English (valued).
