Property Manager
Overview
Property Manager role at Cushman & Wakefield. Responsible for the management of office and logistics real estate assets with project leadership, including client relations, strategy definition, team coordination, and operational management.
Responsibilities
- Manage a portfolio of real estate assets and coordinate the internal team (technical, administrative, financial, marketing/customer experience, and/or
- site staff). - Serve as the main point of contact with the client; ensure smooth communication between client and Cushman & Wakefield. Report relevant aspects to Asset Services Management.
- Thoroughly understand the management mandate and execute/oversee tasks as defined.
- Lead client reporting in coordination with Client Finance & Lease Management to deliver all mandated reports on time and accurately.
- Coordinate the preparation and supervision of the business plan for each asset (income and expenses).
- Collaborate with other Cushman & Wakefield departments involved with the asset (e. g. , Agency, Capital Markets, Project & Development Services).
- Coordinate and/or participate in asset visits with appraisers, potential buyers, auditors, etc.
- Coordinate transitions/handovers of assets entering or leaving Cushman & Wakefield management, including new mandates and asset acquisitions/sales.
- Act as an ambassador of the Cushman & Wakefield brand; identify and promote business and
- selling opportunities with clients, tenants, and other stakeholders. - Perform any other tasks necessary to fulfill Cushman & Wakefield’s obligations under management mandates for the assigned portfolio, coordinating teams and reporting to superiors as needed.
- Monitor the budget and expenses; ensure compliance with the established budget.
- Approve all expense invoices, within or outside the budget, as previously approved by the technical manager where applicable.
- Tender and manage services and supplier contracts (soft services) on behalf of clients: cleaning, security, gardening, waste management, GDPR, insurance, defibrillators, coordination of business activities, etc.
- Review and control the supplier documentation repository (physical and digital copies in shared folders).
- Carry out tasks as Administrative Secretary of the Owners’ Communities, where applicable.
- Represent Cushman & Wakefield before public entities and agencies, where applicable.
- Manage and follow up on insurance claims until closure.
- Audit soft service providers; conduct site visits and monitor actions by the involved team.
- Maintain operational relationship with tenants: apply Internal Regulations, provide advice, supervise general condition, handle requests, etc.
- Ensure proper property management of the assigned portfolio in line with applicable regulations, market best practices, and Cushman & Wakefield obligations under the management mandate.
Requirements
- Minimum Education: University degree, preferably in Business Administration, Economics, Law, Engineering, Architecture, or similar.
- Minimum Experience: At least 3 years in a similar position or related to office building management; autonomous, able to take responsibility for projects and clients;
- oriented with ability to interact at various levels; proactive with leadership skills;
- oriented with high standards of quality and operational excellence; strong commercial profile with good relationship and negotiation skills with clients (owners, tenants) and suppliers; high level of English; driver’s license; knowledge of regulations regarding horizontal property, urban leases, etc.
