Regional Director of Condominium Operations
Mission:
The Regional Director of Condominium Operations oversees the strategic and operational management of condominium associations and related residential assets within a
- use resort environment. This includes the integration of real estate services, homeowner relations, HOA governance, and hospitality service standards. The role ensures operational excellence, financial performance, and owner satisfaction across all residential assets, while aligning with the resort’s overall guest experience and brand strategy.
Main Responsibilities:
- Develop and implement regional strategies for condominium operations aligned with corporate and brand objectives.
- Lead the integration of residential and hospitality operations in
- use environments (resorts, branded residences,
- hotels). - Drive excellence in service delivery, governance, preventive maintenance, and owner experience, contributing to increased Net Promoter Score (NPS) and resident loyalty.

- day operations across multiple condominium associations, ensuring compliance with local legislation, HOA/COA bylaws, and brand standards. - Coordinate with
- site teams—including General Managers, engineering, housekeeping, security, and front office—to ensure consistent and
- quality execution of services. - Align residential operations with resort services (e. g. , spa, F&B outlets, amenities) to deliver a seamless guest and owner experience.
- Guarantee the safety, upkeep, and regulatory compliance of shared facilities, including fire systems, signage, access control, emergency equipment, and sustainability infrastructure.
- Manage budgeting, forecasting, and financial reporting for multiple HOAs and residential entities.
- Control expenses, oversee capital projects, and ensure reserve fund planning and cost optimization.
- Monitor dues collection and
- compliance, and support audits, insurance renewals, and
- term financial health. - Identify and implement opportunities for revenue enhancement and operational efficiency.
- Serve as the primary liaison between condominium residents, Boards/Councils, and resort management, fostering transparent communication and effective governance.
- Prepare and present materials for board meetings, general assemblies, and owner communications, ensuring legal compliance and formal documentation.
- Facilitate positive owner relations, mediate disputes, and resolve complex issues with diplomacy and operational insight.
- Promote adherence to community rules and regulations, encouraging good coexistence and accountability.
- Supervise and mentor
- site property managers, engineers, and administrative staff across multiple sites. - Launch and manage regional training programs to standardize operations and maintain compliance with legal and brand requirements.
- Foster
- functional collaboration between hospitality and residential teams to enhance employee engagement and performance. - Partner with real estate, marketing, and development teams to support residential pipeline planning, brand alignment, and transitions from developer control to owner associations.
- Conduct operational audits and risk assessments, coordinating with legal counsel and insurance carriers on claims, disputes, and liability mitigation.
- Provide responsive support to owners for maintenance issues (preventive and corrective), such as painting, plumbing, HVAC, irrigation, and garage cleaning.
Key Requirements:
- University degree in Business Administration, Real Estate Management, Engineering, Hospitality, or a related field.
- 10+ years of experience in condominium, HOA, or residential operations, including at least 5 years in a regional or senior leadership role.
- Proven experience managing various types of properties, such as residential buildings, branded residences,
- hotels,
- use developments, and resorts. - Strong track record in
- use resort environments that blend real estate ownership with hospitality or vacation rental services. - Experience working with governing boards, developers, and international property owners or investors.
- Expertise in leading general meetings, including preparation, legal compliance, and securing approval of proposed resolutions.
- Fluency in Portuguese and English (mandatory); additional languages are a plus.
- Advanced proficiency in Microsoft Office (Excel, Word, Outlook).
- Proficient in property management software (e. g. , Yardi, App
Folio, or similar). - Strong leadership, organizational, and interpersonal skills, with strategic thinking and a
- driven mindset. - Demonstrated financial acumen in
- entity environments (HOAs, P&Ls, Cap
Ex), with ability to control costs and support
- term financial planning. - Skilled in conflict resolution, owner relations, and
- solving for operational issues reported by residents. - Deep knowledge of regulatory compliance, including inspections, legal standards, and licensing.
- Understanding of sustainability practices, predictive maintenance, and
- term asset management strategies. - Registered with the Solicitors' Chamber.
- Willingness and availability for frequent regional travel (up to 50%), evening/weekend meetings, and emergency responses.
