Senior Building Surveyor – CBRE

Location: Lisbon, Portugal.

Role Purpose

Within CBRE Project Management & Building Consultancy department, specifically in the Technical Due Diligence field, the candidate will carry out consulting instructions for investors and users, focusing on dilapidations advice, technical due diligence/surveys, and refurbishment specifications.

Responsibilities

• Provide dilapidations advice and negotiate settlements with landlords and tenants.
• Carry out technical due diligence and surveys for investors and occupiers.
• Specify and run refurbishment works, including defect diagnosis, planned preventive maintenance schedules, and reinstatement cost assessment surveys.
• Undertake property inspections: site notes, construction specifications, building services, external works, photographic evidence, and measurements.
• Build cost assessments for reinstatement, accounting for site clearance, safety works, professional fees, and RICS guidance.
• Conduct cost research using online databases, internal publications, and client data.
• Perform technical audits prior to acquisitions/sales and monitor financing operations.
• Deliver detailed reports, minutes, and costed estimates for refurbishment or optimisation projects.
• Manage client instructions and project teams to deliver timely, high‑quality surveying and project services profitably across office, logistics, residential, retail, and hotel sectors.
• Document results; most deliverables written in English.

Key Requirements

• Minimum 5 years experience in building surveying or related engineering field.
• Bachelor’s or Master’s in Engineering or equivalent.
• Strong knowledge of building techniques, technical equipment, and fire safety regulations.
• Excellent written and spoken English; proficiency in Pack Office (Word, Excel, Power
  Point).
• Autonomous, rigorous, organised with strong analytical and synthesis skills.
• Fluent communication and interpersonal skills; able to present professionally.
• Experience building, developing, and maintaining business & client relationships.
• Open‑minded, team‑player in an international context; proactive and self‑initiated.
• Willingness to travel within Portugal.
